The methods we use for Mold Remediation are "green" because the EPA registered chemicals "Kill' mold at the root and allow us to clean most surfaces rather than demo large amounts of building material. This saves us trips to the landfill, (less gasoline/pollution) less manpower and less electricity used for the project.
Can I use Bleach and just wipe it down?
No. In fact the EPA suggests never to use bleach on mold that is on a porous surface. Bleach will only hide the problem and will not penetrate pourous surfaces. The chlorine gas from bleach could be more harmfull than the mold. A bleach and water mix will work on Non-porous surfaces, like counter tops and most floor tiles. (be carefull with the grout) Call us to FIND OUT the scientific answer to why bleach will not kill mold!!
How do I know if the mold problem is taken care of?
We recommend a certified mold hygenist come in and test your home or office before and after remediation. Then we can compare the samples and ensure the mold spore count has been brought down to a safe level. Once this is achieved, all you have to do is control the moisture and the present safe level of mold spores will not grow; they will be dormant.
Are there any EPA approved products for mold remediation?
No. EPA does not approve products. There is a fungicide registration program within the Office of Pesticides, however, it is only a registration process for chemicals that may be used in such applications.
Will my home be completely mold free after remediation?
No. It is impossible to get rid of all mold and mold spores indoors; some mold spores will be found floating through the air and in house dust. The mold spores will not grow if moisture is not present (They will just remain dormant until moisture is present). Indoor mold growth can be controlled by controlling moisture INDOORS.
1. Attic Inspection– Check for proper ventilation. The bathroom vent fan should be ducted outside the house through the roof or gable end NOT the soffit, check the insulation is not blocking the soffit vent.
2. Basements – Check the humidity level is below 60%, in an unfinished basement look for efflorescence (white chalky material on the foundation wall from water pushing minerals to the surface ) in the concrete, cracks in the foundation, water stains, visible mold on the ceiling joists, and a musty odor.
3. Smell Check for musty odors. Musty odors are indicators that mold is present. That odor is the MVOC ( Microbial Volatile Organic Compound ) that is given off as mold spores are digesting their food. ie: drywall, wood, etc.
4. Air Ducts – Check your system for excessive dirt, dust and debris. Check around the registers and the returns for black stains, and built-up dust and dirt. The ducts can produce condesation that can feed any organisms present in your duct system.
5. Exterior Inspection –Check your gutters, and down spouts. The down spouts should be lead away from the foundation to prevent water from collecting near the foundation and seaping into your basement.
6. Sump Pumps – Be sure your sump pump is operational. Check for standing water in the sump as well. That water can breed bacteria and mold. Pour water in to check to operation.
7. Windows– Check for water stains and visible mold under window sills. Any water penetration from an improperly installed window will show itself under the window first. Water will take the path of least resistance.
8. Bulkheads– These are the most common spots for water to get into your basement. Check for leaks around the entire perimeter of the bulkhead. Apply a bead of waterproof caulk around the outside of the bulkhead, and replace it if it is bad shape. It will be cheaper in the long run to replace the bulkhead now, instead of waiting to fix water damage and then replace the bulkhead.
9. Condensation– Check all interior water pipes are properly insulated. Condensation from water pipes can and will cause water damage to wood, drywall, and other building materials. Even duct work in your attic can produce large amounts of condensation if not properly insulated from the cold of winter or heat of summer.
10. Overall Common Sense Check–Controlling water and moisture is the key to preventing water and mold damage. Use common sense when changing environmental conditions in your home. Ice Dams: What are they and can they be fixed?
Ice dams are caused by snow, rain, and sleet filling up your gutters and freezing. As the ice continues to build, it backs it's way up your roof and pushes it's way under your roof shingles. Once this happens, the ice melts and penetrates the wood roof sheathing and works it's way back down your walls wetting the insulation and wall sheathing along the way. Ice dams are difficult to see from inside your home but if you see a build-up of ice in your gutters or water stains on the ceilings inside then give us a call and we can check it out for you. It's much better to have someone check it for you early on before it becomes a large water damage problem.
Like all our other inspections, we can check it out for you at no cost. Yup, FREE! Also you will want to contact your insurance company and explain to them that you are having someone come out and inspect for ice dams. In almost all cases, you will be covered by insurance with an ice dam. A good rule of thumb is water from above or inside is covered. It is usually ground water penetration that isn't covered unless you have flood insurance.
So the answer is YES we can fix them, and if not we will find someone who can.
